Folks in the Northern VA, DC, Maryland DMV area:

I'm thinking about making my first trip to Maryland Live! to go play some 1/2 or 2/5 NL on Friday.

Anyone interested in maybe grabbing dinner and drinks and playing some cards? Got the idea from J Scott's recent podcast.

If anyone is interested, we can develop a plan in this thread.

If it was me I would tell the guy with the freezer to not open it and it will be fine overnight. In the meantime, get an emergency electrician out and fix the issue. Then have the power co back out to restore power. If this takes too long, I would rent a generator for the fridges, freezers.

K. Marie Poe the local agent I work with offered me 25% referral for leads from my mailers. However in VA that's not legal as I'm unlicensed. So instead I convinced him to pay me a flat monthly fee which pays for about 30% of my campaign. I am currently working on getting my license for this exact reason because around here 25% of his commission is a nice chunk of change (houses are expensive).

Jean Bolger is spot on with her info. I just went through this myself. I had 2 year tax returns being self employed but in 2011 it was only for the last 3 months. So averaging the 2 years absolutely destroyed my income. In my case, I am a W-2 employee to my own company with a set salary so it's such BS that they can't count my current year W-2 income but they can for employees of my company. Ridiculous! I did actually point out to the loan officer (lol) that according to Fannie guidelines they can accept current year earnings as long as you can show an audited profit and loss showing the good numbers they want to see. Unfortunately that didn't actually help in my situation because my CPA charged about $5k for that. Ridiculous again! But yes - after the new year, I'll do my taxes and have a full 2 years and I should be good to go for my first few properties. Then I'll probably turn to portfolio after that if needed.
