Getting Agent License in order to get Referral Fees

For the past 15 years I have had no interest in getting licensed. I have had a lot of concerns about conflicts of interest when working directly with sellers. Recently I've been rethinking this. Since my marketing generates a fair amount of pretty house calls with motivated sellers, I've done quite a bit of research about how to get paid for referrals to agents. It IS legal in CA for an unlicensed person to get paid by agents for referrals. However, it's technical and a lot of agents and brokers wouldn't understand how it is legal.

Recently here on BP, Michael Quarles (a licensed agent in CA) stated that he is giving his listing leads to an agent for 25% referral fee.

My mail marketing is pretty targeted on property distresses. However, for the last six months, I have been running print advertising in 5 newspapers in an area with a population of 200K. That ad generates some very motivated pretty house sellers who really need to list.

Experienced agents: Can you please share your experience with referrals and referral fees? How often? Percentages? Would you take a referral if you had to give me 25%, etc. Thanks!
