Joe Gore you can disable that in options. It's called caller presentation or caller screening or something like that. Mine is configured to just ring but I have it set to pass the original caller's caller ID so I can use that to screen if necessary. If I don't answer it goes to the GV voicemail which you can set to whatever you like.

One of the cheapest but effective method is a FOR RENT sign at the property. Some people still use classified ads. I've even seen pay per click ads being used in my market. Word of mouth is another big one. If you're a good landlord, your other tenants will want their friends or family to use your properties too. So you can use flyers and hand them out to tenants with info on available properties.

Google voice all the way. Will F. You actually don't *need* to use GV with a cell phone. The virtual number can forward to any phone, landline or cell. Also, you can only have 1 GV number per google account AFAIK. Just sign up for additional google accounts to get more numbers.

You always have the listing pictures to jog your memory. So while taking your own pics is important to make sure you don't miss anything, I find my walk through notes to be the most important tool.

No, I don't really want to manage property for others as a business. I wouldn't mind doing this for a friend, but it's not for the long haul and there aren't many other people around here that I'd be willing to do it for. 

That said, we had a frank conversation today and I told him my issues/concerns and we agreed it probably won't work out. When we first had the conversation, neither of us knew the requirements to manage property for a third party. 

I told him that if he wants to hire a PM, I would definitely help him come up with some good questions to ask and what to look for. I also offered to go by the property and check on it for him from time to time. 

This will work well for him. 

It's been fun discovering this wonderful side of real estate. Licensing, insurance, worrying about getting sued at any moment, ahhh fun!

@Joel Owens Great post - I am coming to the conclusion that even though I want to help him out, I'm not sure it's worth the risk and/or my time.

I think I've already wasted too much of my time thinking about it!  And I don't even manage the property yet lol...

Thanks for your thoughts.  I'm not sure doing the master lease or the employee option will work in this particular situation because of the reimbursement aspect.  His employer is actually the federal government (DOD) and they have very strict guidelines to what they will and will not pay for.  See this lovely document! http://www.defensetravel.dod.mil/Docs/perdiem/JTR(Ch1-7).pdf

It needs to be a 3rd party manager and they need invoices showing monthly invoices with amounts NTE 10% of monthly rent.  If I was his employee, they would deny him because there's a conflict of interest there.  The only possibility with the master lease is if there is a way to issue the invoice in a way that it still matches up with what they're looking for.  Basically making it look like a normal property management invoice.

However, the master lease kind of scares me in that I don't want to open myself up to the possibility of vacancy and I'm still paying him rent but not collecting any.

@Brian Gibbons see my original post where I said I considered that but in this instance it won't work because his employer is looking for standard looking invoices to reimburse his property management expenses. It could be possible if I just draw it up in some weird fashion but it's just very complicated and sketchy at that point.
