I'd like to thank this community for all that I have learned this year. Specifically the Al Willamson and Dawn Anastasi podcasts gave me greater insight to what is possible.

Today I closed on two single family houses that are next to each other. They are rented out with long term tenants and rent for just over 3% of the purchase price.

They are low income but not in the worst area. Dealing with the city here can be frustrating but for the price it is a solid deal.

I used to just be happy to clear $200 above PITI and took pride in "owning" the house. Now it is all about the numbers.
