Bloomington seems very expensive, but I have not done a lot research on it.  Also thanks so much for the pm reference, I will be looking into them when I come down at the end of the month.  Do u know any wholesalers that work with this area?

@Melanie Fairchild Looking for insight on where the college rentals are, where the new school of medicine is going to be, and is there any areas that are just not worth owning in?  New to the area and due to other circumstances, I am seriously looking into investing there.  Would also like to know if you guys are managing your own properties or have a good pm company. Also if you are looking for someone who is not in your local area, my cpa is an investor and a rockstar CPA, his name is Jody Dowdle he own Midwest Tax group (I will be more than happy to give you his number). I have had a lot of friends switch over to him and several own businesses.

I would say for single family it could range from 600-1000,

depending on a lot of variables.
