Not to make light of the situation at the time, foreclosure is a very stressful experience. But it happened due to a divorce, and got me mad enough to work my back side off and purchase a foreclosure property cash the next year as my primary residence ( that property is now a great cash flowing rental and almost double in value). Thus began my flipping and buy and hold investing in 2011.I got a free education on the foreclosure process from being foreclosed on.

That's like saying don't drive unless you can buy the latest model of "XYZ" car. Well then, some will be walking for a very long time. Do the best with what you have and get the process moving in your favor. Each person's path and plan is unique.

Gm. I'm not in your area, but from an invetor's standpoint, I can say that information on schools has been helpful to me. It's been easy to rent or sell to families that are looking for a good school district for their kids. So, it does broaden the market one has for prospective buyers or tenants. I always however add that they are to verify the school zoning if it's an important factor to them.

Hey all, thanks for reading my post. My main question is any advice or recommendations on where to place my RE license and how to choose a good broker. I'm in AL if you know  of a specific company or person. I have done a few investment properties before I got my license. Any and all input and insight is welcome.Thank you!

There are properties in my area for ARV 100- 130k that would easily rent for 1000-1300. one I bought for 59k, put 5k in..and rents for $925. Is worth about 85-90k...So, don't get discouraged. There are deals out there. That one is not one. Pm me if I can be of assistance.

I just looked up properties similar to what you describe in that zipcode on Zillow and 2/3 TH that are move in ready are listed for 120k and 134k. Move in ready.I would therefore confidently say with the numbers listed on your post, and the extra headache of repairs and whatever other issues may arise, this one sounds like a horrible deal.There is nothing in it for you unless you are doing it to help a friend and not as a good investment. If you are doing a contract in good faith, meaning you are truly interested in buying the property, you should indeed put some contigencies..  an Inspection, financing if you are not a cash buyer, time to close..You should have an idea of rehab costs, orherwise you are wasting your time and the other person's time

Hey all. I now have an AL real estate license that is currently held as inactive. I got it mainly for the purpose of educating myself. For those of you with RE licenses, what  advice do you have as far as your experience? I'm concerned about the broker fees even I sell or buy my  own property. How do you or did you choose a good broker to hang your license? Any general advice on this is highly welcomed. Thanks.
