As far as markets go, look for one that has job growth.  You want to be in one where people are moving in, not moving out.  People follow the jobs.  And look at the unemployment rate for that city.  Google the city along with job growth and it should pull up tons of info.  Hope that helps.

Yes insurance and loan terms will be different on 6+ property.  But don't let that discourage you.  Make contact with a banker in that area and discuss terms.  See if present owner will do owner financing or carry some of the note.  Call insurance agent and get quote for the property so you will be more accurate on your numbers.

When I am able to pull up the deed it shows me the owners address and sometimes their phone number.  Which can be extemely helpful.

I don't mind sharing my template at all.  Sene me your email address and I will send you a copy.

There could be tons of reasons why they are selling and if you are thoroughly doing your due diligence, if it has to do with the property, you will more than likely find it.  Talk with tenants too when walking through property.  They can give you an idea of things they want to see fixed or corrected with where they live.  Hope that helps some.

I use DM for multi-family and have had success with it.  I use my own letter template and look up the information from the owner on county tax assesor website and then on the secretary of state's business search site.   It is especilly helpful if you can pull up the deed.

Cash flowing 4 plex in Vicksburg, Ms.  Each unit rents for $450 a month and property management is already in place. Vacant unit is presently being rerented.  Tenants pay all utilities.  Three of the 4 units have brand new refigerators and stoves.  Exterior of building needs cosmetic work.  Replacing old boards and fixing eaves and rails.  Total less than $5000.  Vacant lot comes with property and is large enough to build another 4 plex or house on.  

This is a great opportunity for an investor to get started in mutifamily units.

Property currently vacant.  Needs minor rehab work.  9 Window panes replaced, couple tiles replaced, touch up paint, presuure wash exterior, total less than $2000 to complete.  

Will rent for $625. If more detailed rehab done then could be flipped for around $45k or more.  Great opportunity in this property.
