@Marcel K. Educate yourself on what type of asset you are wanting to invest in. If you are wanting to learn about syndication, one way to do that is to passively invest in a syndication deal. That way you are earning a return on your money and also able to learn how these larger deals are done. But education already comes first. Hope that helps.

@Tiffany Griggs If you are wanting to get into multi-family one idea, since you live overseas, might be too be a passive investor in a syndication deal. That way you are making returns on your money and learning at the same time how these deals work. As for the market there are a lot of websites you can get info from. Look for expected job growth because people follow the jobs. Hope that helps some.

@Arturo Borges lots of good points made in this discussion. Again these can be set up however the GPs in the group want to set it up. One idea if you don't have money to put in, is to put in your aquisition fee you earn as your equity. You will find investors want their GPs to have skim in the game also.

I agree.  I would not own a rental that has negative cash flow.  Mutifamily is a great investing vehicle and is more easily scaled than SF.  I syndicate multifamily deals for investors  and I started out in SF also.  I quickly realized that multifamily is a better space for me due to the econmoies of scale.  

Bottom line is to get into something that has positive cash flow.

Hey Nick,

I am a multifamily investor that syndicates deals with other investors.  A great way to get into a larger apartment deal is to go in as a passive investor with others.  It gives you experience as well as being able to learn from the general partners on how these large complexes are run, how investors get paid, etc.  I would love to add you to my multifamily newsletter I send out to my investors to keep them informed of what apartment deals I am working on as well as opportunities to invest.  Just shoot me your email.  Have a great day.

My partner and I are looking for a couple more equity investors on a 48 unit complex that I have under contract in Vicksburg, MS.

This is a great opportunity to get in on a stable property that has significant upside with rent increases and good property management. This would also be an excellent opportunity for a newbie to get statrted in the multifamily environment.
