Cash flowing rental property with long term tenant in place.  Property management already in place also.  Rent is $450 a month.  Tenant pays all utilities.

I agree with what is being said.  You need to educate yourself about the investor mindset because it is different that an agent mindset. Then get involved in a local meeetup where you can meet some other like minded investors who can help guide you along the way also. But always continue to educate yourself.

Yes CAP rates are shrinking and are about 5 1/2 to 6 right now. Prices are very high at everything I have looked at in the Jackson area market.

Welcome to the group.  

I always invest for cash flow. If the numbers don't work then it is not the deal for you. As for the LLC, speak with an attorney and get some advice there. It is always better to buy hold properties in an LLC or entity than in your personal name for sure. But get an attorney that that you can utilize as a part of your team becasue that will greatly benefit you the whole time in your career.

Welcome.  Podcasts have been very helpful to me.  Especially the ones where others are giving their testimony of how they overcame obstacles and kept moving forward with their real estate goals.  Those are always encouraging.  Definately ask your father in law lots of questions.  If he has commercial properties he has a lot of wisdom in the area.  Good luck.

Welcome.  I totally agree with Robert about building a team.  One thing that really helped me is finding a partner to work with.  Someone that holds you accountable and you can bounce ideas off of.
