You could pull the comps to show him the retail value, but if I were you I wouldn't even pay retail value for it. Look for a better deal where you have equity built in. There's no point when there are motivated sellers everywhere. Keep an open mind. Good luck man!

I have a very high standard for myself and I spend a lot of time on personal development and self education. I have a strong "why" for doing real estate (not only to become wealthy), and I spend at least an hour every day reading or listening to audios. I watch a different "pump up" video every morning to get going and even before I start making phone calls or whatever I'm doing that day. I know there's a lot of different psychology for this, so I ask: 

What do YOU do to get pumped up? How has it changed over the beginning of your career to right now? I'm excited to hear your responses!

Wix was the easiest for me. I've never tried Wordpress, but I've had no difficulties with Wix. There are many professional-looking templates or you can create your own.

There are some good YouTube videos on building apps. Not sure how you would hire them out, I'm sure someone would do it. I built my own, but there are a few good apps that are already created.

Chicagoland is huge - there are buyers everywhere. Find a good deal and you'll have no problem moving it.

Build a relationship with your cash buyers. Know exactly what each is looking for and when you have a deal, call them and give them the details. Don't waste time creating an elaborate video or picture presentation. Get your buyer to walk the property right away and get a contract signed. Or you can always use an email blast.

Sean Terry has a great podcast for handling objections that I listened to a few times until I got it. Also, Jerry Puckett has some helpful info on his website for handling objections.

You could use a local direct mailing service. They're probably the cheapest option and all you would do is send them your list and they take care of the rest.
