Yes, I am. That's essentially what wholesaling is. The very good wholesalers and IMO every one should do this, is to have the money to buy the property as an exit strategy so they never have to back out of a deal and lose their credibility. 

I'm not sure what you mean by asking why you'd get involved. Do you mean that  you are trying to buy property to flip through a wholesaler? Or sell to a wholesaler who would assign it to another investor? Please elaborate.

Ask for the specifics are what they are looking for. First off, figure out if it's a flipper or rental guy, then ask what their numbers need to be to make a deal work. For example, ask, "how much equity do you need in the property after repairs are complete?"Ask them what location they prefer, and how much repair they're willing to do. Find out everything you can, that way try to feed them deals they wouldn't be interested in. Build great relationships with your buyers.

Any large metro area such as Miami will have exhausted lists for the most part. Maybe try and hit a different demographic. You could be filtering Listsource wrong. I usually pull high equity properties of an older demographic. Study @Michael Quarles. I study his business often and he puts out great free content.

When I was in your spot, I just sent out some yellow letters to these prospects and started fielding calls. I just went off a script and I probably sounded robotic but you gotta start somewhere. Fail quicker and get where you want to be faster. Don't waste time looking for buyers when you could be finding deals. If it's truly a good deal, a buyer will snatch it up quick.

You'll have to meet with a real estate attorney and make sure you're protected. Always be ethical in your business dealings and you will be fine.

Spend a ton of time on here at BP and spend about 2 weeks listening to Sean Terry's podcasts. That is what advice @Tim G. gave me months ago. I was trying to ask very basic questions since I didn't know much about wholesaling, but I just strapped in and learned everything through these free online routes and through putting the info to practice. Now I'm doing several deals and I understand real estate 10X what I did 6 months ago. I imagine the generic contracts will work. But definitely take it to an attorney and have them look it over. Check out the contracts in the BP Fileplace.

Hey Andy, I'd be willing to help you out if you have any questions or need some motivation. But as Elliot said, just jump in. I know I failed a ton in the beginning but I kept going and got my first deal within 2 months. Once you get your first one, your momentum will pick up as you take more action. Send out a targeted mailing and practice talking with motivated sellers. If you can show people you're already trying to get results, people will be more willing to help out.

There are contracts in the BP Fileplace that could be of use. Definitely have an attorney check them over before using them though.
