You will definitely need additional start up money, so start saving up even if it is just for a small marketing campaign. But in the meantime, go to your local REIAs and network with people who you want to emulate. Take advice from the successful local investors who have you you want, and then run with it.

You have to be very confident. No one wants to do business with someone who is unsure if they can make a deal happen, or at least sound like they cannot. When I started out, naturally, I wasn't confident in talking with sellers. But I got better with experience, as will you. Maybe your problem is that you're not making enough offers. Whatever the case, keep at it! Be consistent and I'm confident you'll land a deal.

There is an abundance of motivated sellers, but they're not always easy to find. Keep marketing. Tell everyone you know that you buy houses. Always ask for referrals. Read through the forums and you will find your answers.

I would go with Google voice as well as a business email. If you can get a PO Box, I would do that as well. Keep business separate from your personal life. It'll help your business be more efficient and you'll a little more credibility that way.

Be completely honest with your process and also explain the value you bring to the deal. If the seller cannot appreciate that, they're probably not someone you want to work with.

Have more buyers that would be interested in the deal. You can use that as leverage in the conversation saying if that buyer doesn't want, you will sell it to someone else.

I think we all lose focus every once in a while - it's just natural. But, from what I have experienced in the short time I've been involved in real estate, you must be extremely motivated to be successful. You must not treat it like a hobby. Be confident and put fourth the effort. Best of luck!

I love hearing negative comments about wholesalers because it really fires me up and makes me want to master my craft (I am a wholesaler by the way). I am 20 years old and wholesaling properties while away at college, and recently having great success. I do attribute some of my success to my mentor, though. Regardless of my age and lack of experience, I have proven that I can close deals in my market. 

But who has time to be negative? As investors and entrepreneurs, all of our focus should be on our next deal and hitting our goals. Don't waste time complaining about wannabe wholesalers - just don't work with them! If one is an experienced investor, I could imagine it would be very easy to tell the scammers from the performers. 

Everyday I look for morning motivation - so I thank the complainers for providing mine for the day!

I'm not sure you'll find those statistics for free. The only place I know you could do that would be Listsource.com and that would defeat the purpose of finding free leads. Why are you looking for that equity range?
