I think that these days, a website is a great idea for establishing credibility. Even it just shows all the deals you done and has a bio of you and your investing experience. I'm a young wholesaler and it helps set me apart from other local players to have a professional-looking website. 

I don't think it matters what type of investor you are - you will definitely benefit from a clean, professional website.

I am very open with the process to buyers. I tell them my exact intentions with what I want to do with the property. I feel that being honest will people is the easiest way to establish a relationship and create a great reputation for your business. It's the dishonest people looking to make a quick buck with little effort who are hurting wholesalers.

If you're always willing to learn and have a passion for real estate, you don't need a guru to force stuff down your throat. Stay plugged into the podcasts, forums, and blogs, be confident and take action.

I used Wix.com for my template. It's very easy to use with no web design experience. You can check out my website for reference. I still have a lot of room for improvement, but it's a good start. 

I agree with @Trevor Ewen that you must provide valuable information. Make it inviting and be transparent with customers regarding your business.

A good start would be List source. Here are some criteria I use when choosing an absentee owner list: Mortgage Amount up to 150K, 90-100% Equity, Absentee Owned. If you need to narrow it down even more, target older people who may be more motivated to sell.

If you truly find a good deal, you won't need to worry about having a ton of buyers to market the deal to - someone will eat it up. Taking the time to build relationships with your buyers really helps. You get a better understanding of what they want exactly, and how fast they can move on a deal.

You should be a lot more brief in a CL ad. I keep it short and don't even include my business name.

I always just mention one in the YL. If they mention that they have many properties when they call, I ask if they are looking to get rid of any other properties they own. 

That's just what I do - there may be a smarter way. I would like to know what others do as well.

Does anyone have any advice on drip campaigns? What program do you use and what are some cool features? What are some of the contact lists you target? How do do they work for you in your business?
