Wholesaling Books

I am looking to jump in wholesaling. I have been a Realtor for a year now and they are changing the market with the rules realtors and banks will need to follow to close on a house. New closing timelines will be averaging at least 30 days longer than before. That said I am looking for a way out of real estate sales and more so into investing. Does anyone have a suggestion on books I could read to know everything I can including laws and regulations involved with wholesaling. Also if anyone has and suggestions on pre-forclosure markets that would help me out. Thank you all for your time.
