although a risky investment, I think the idea of how we move and store money is too dated. Who knows if any of the current coins/tokens will make it, but I have thrown a couple dollars at it.

Curious how you would offer this in other markets. Are you paying someone say .50 per address then sell for $1.00? I have to believe you make something, which you should.

For the most part, I agree with @Zachary G. However, I think there are still deals out this in smaller (<1acre) as well as medium tracts (up to maybe 20-40acre). I just put a lot under contract in Bryan for $6,800 on about 1/3 acre with a little dinky residence on it. Will need a couple thousand dollars but I'm confident I can rent the little 2/1 for $600/mo AND/OR remove the building and sell the lot for more than twice I paid. I was also looking at a 10 acre tract a couple years ago to put in a duplex community. Would have fit standard city road and duplexes on either side (24 duplexes=48 doors), water/sewage was close, so luckily those costs wouldn't have been too outrageous. Either way, the deal needed A LOT more money than I was able to provide, so it never happened. The point is don't necessarily be afraid of small lots. I look at deals as % not just the $ amount.

 I'm not sure how you are presenting these offers, but sometimes a letter of explanation can help the other side understand where you are coming from and how you got to the offer. Perhaps counter back to meet in the middle. Knowing no details, it's difficult to provide any insight, but I wish you the best of luck!

Ryan said it right. There are at least two ways to look at our market. Personally, I think there is plenty of money to be made on the lower income, lower valued properties. I just came from meeting a seller who's tenant has been there 29 years!!! Safe to say they were GROSSLY UNDERPAYING rent. But even so, we expect it to cash flow almost immediately, and just wait til we raise rates. Ultimately, there are deals to be found, but typically you are going to want to find them before they list on market.

Let me go ahead and throw in my two cents. To its core, my town is a based around the college. Last year I believe we had 59% renters. Of course we have property of all kinds and some furnished rentals. Best use case for a “furnished” rental for our market is a 28-38 non-parent professional who travels a lot and needs it set up for the 10 days a month they are actually home. Besides most students pay for crappy furniture or do the resale groups.
