Just saw a local news story today, a recent ABODO.com study says Bryan / College Station ranks as the highest percentage of renters in the nation at 59%. I knew our rental market was strong, but jeez! This is why I'm drawn to REI and working with investors.

Recent update: Less than 30 days ago, I got married. We are already under contract on our first future rental. It is very close to the community college and has great rental appeal. it's set to close in 30 days. This is the first of many rentals we plan to acquire! I also helped a BP client put an immaculate rental in a very sought after FTHB/college rental community under contract last week. That should close beginning of May to be rented out in the summertime. Found the buyer on craigslist, wasn't posted on MLS or online. Most agents probably wouldn't have seen it, but I enjoy going the extra mile. I go through every foreclosure auction listing as well as scour the web trying to find deals.

Shoutout to BiggerPockets for the knowledge and connections that they continue to provide to help myself and my new bride set up our future!

I know this thread is a couple months old, but wanted to jump in. I too am in Texas and looking into co-branding with a lender. He has been in the loan business 10+ years in multiple facets, I've known him for 15 years. He has been killing lately and offered to do a 50/50 split on ads, probably mail outs and maybe a small localized online campaign. This would be a full above the table kind of thing, not sure about how to set up who pays who or we both just pay the vendor seperately. As stated before, it's my interpretation that I cannot force a client to go anywhere but I can certainly have him be at the top of my suggested list, again to protect my liability should something go wrong on his end. This is merely to get both of ourselves out there while reducing costs for each other. I see it as favorable on a consumer as they are knocking out two of the bigger hurdles at once (representation and $$$).
