College Station, Whats your take?

Hey BP Crew,

Looking in College Station for some deals and wanted to get your input on good/bad neighborhoods, etc. With 700 MF units coming online do you see the market becoming oversaturated against existing product?

There is a lot of debate around town about this. It depends on who you talk to. You will most likely get both sides of the coin. Most of the new construction is weighted toward a luxury student product or a very large amount of beds in a tower with lots of amenities. I believe this added supply will put pressure on rental prices for 4-plexes and apartments. However, as students get to their 2nd, 3rd, and 4th years many want to rent a house with a yard. They want things like dogs, friends over to bbq, play cornhole, and the like. I believe the SFR rental market in BCS will stay strong even as these new doors come online.
