In B/CS (Texas A&M), I see cap rates ranging from 7-11% depending on the deal.

I don't know if I have just been lucky but my college tenants have been great. When I buy property I plan to keep, I want something that I can rent to either college kids or a family. I will agree there are more doors available, but most are for the higher end living.

Hey @Juan Sánchez! Be sure to attend the local BRIC meetings as its a great place to network. There is a main meeting at the end of the month and happy hour the first or second week of the month. Plenty of resources from agents, lenders (institutional, private and hard money), contractors, wholesalers, etc. I myself am a Realtor, wholesaler, investor, and entrepreneur. Trec.texas.gov will show you who is approved to teach. There are roughly $1500 in prelicensing costs. Probably another $1000-$1500 in set up costs (branding, MLS, lockbox, etc). You ONLY get paid when you close a deal. Listings mean nothing if they don't sell. It's a tough industry. Just in BCS we have 1000 agents/brokers. If you can get past the 2nd year, you're usually doing okay. I'm happy to answer other specific questions.
