I've used both Aggieland Title and University Title for assignments in Bryan/College Station. If you don't want the seller to know your spread, you can request for a split HUD. Feel free to reach out with any follow up questions, happy to help.

I use Keith Kuttler. He is located near downtown Bryan. He comes from an acquisitions background. He handles my 3 companies (2 are real estate related) as well as my personal stuff. He also doesn’t have ticky-tack fees like taking a phone call, etc. I’ve been with Keith for a couple years now.

I also have a past client who works at Seidel Schroeder and Co. They are a bigger firm (which I generally don’t prefer).

Ask for some market reports and go do market surveys.  Nothing like hitting the pavement.

Echoing what others have said. Student housing IMO is overbuilt in BCS. There are a number of huge A+ class complexes that have been built right off campus. These complexes have full amenities, pool, jacuzzi, weight room and etc. This has put a lot of pressure on older properties

 

I will say that the price points for the above mentioned complexes are ranging $600-900/mo PER ROOM. While this does have an impact on vacancy across the board, I feel the types of students renting these units are not the same as people renting $300-400/mo. rooms
