How is land appraised to calculate the cost basis for depreciation?

DependS on the market, my area it was generally correct for short term rentals. Enemy method best, but airdna can be a back up but use with slight grain of salt

For STR has anyone removed garbage disposals so renters stop breaking them and putting too much waste down the drain??

If you could build your own pool for STR in Florida near a beach, what would it include and why? What do renters really love when it comes to Florida pool?

How do you get the most accurate rental comps ?

Currently with sites like zillow the data is low (not many rental Bc of high demand) in the area that i am looking at, so it seems tough to get an accurate rental comp?
