For a near beach STR, is it ok to not allow guests to park their cars in the garage?

Why are security backed lines of credit / pledged asset lines of credit , not spoken more about for investors to use as a down payment for investment homes ?

Correct. I think I didn’t ask my question correctly. Say I buy an investment home for 400k. How is my cost basis for depreciation calculated? (House- Land) but since land changes in value how do I know what value the land is given?
