@Kerry Baird great info and thanks so much for the breakdown ! Very helpful in my decision making. I agree I think your roi will be much higher because guests will want heated pull in winter months. Who doesn’t love a warm pool??

This is exactly my issue! My STR property is in South Florida (Tampa) where there are only a few weeks out of the year where daytime high below 60. So electric for me should be ok but I want to make sure guest experience is 10/10, meaning for the few weeks out of the year has would be better for me because it is colder out.

I am also afraid of very high gas bill ($1200! Wow), and the cost/ benefit of gas may be lower for me. If guests come during very cold months and poo is a few degrees to cold , that’s just maybe how it is…

Hello,

Let's say you close June 1 on an investment property but you need to furnish it (STR) to start renting asap.

Can you purchase furniture BEFORE closing date (everything taking forever to ship and would need to store), and then still write it off from taxes since the purchase date of furniture is before closing date?

@Tracy Wang honestly, do your due diligence and find your first market through research. Don’t ask others for market otherwise they would be buying there ;-)
