I am looking to buy an investment property in Florida close to the beach, but with no private pool.

Similar homes rent well (4 bed 2 bath) in this location with a private pool.

I know nothing on this topic, and it is very general, but any idea how a decent size in ground backyard Florida pool can cost (range)??

Very loaded question but another perspective is that with your mutual fund the dollar is losing value the more government prints. Do you trust government fiat money? Real estate is a great way to diversify. Another huge plus is tax incentives and deductions. That’s where a lot of the “winning” happens in real estate if done correctly.

@Chris Klingemann follow up, or do I need to live in the residence for more than 14 days or more of 10% of rental days in order to qualify for any income tax advantages/ savings ?

If I live in my second home for more than 14 days out of the year (second home), what does this mean for all other income I received for STR for the year? How is this income taxed?

If I had a second residence that was used as investment property for STR , and when I sell, how are the capital gains taxed? Is it similar to primary residence where only above 250k$ capital gains are taxed ?
