Hello,

I have been calculating cash on cash roi for an investment property that I have been looking at but I need some help with double checking I am doing it correctly.

Purchase price: 300,000

Down payment 20% : $60,000

Mortgage amount : $240,000 (30 years 3.4% interest)

Property taxes $190 monthly

Insurance : $50 monthly

Repairs and maintenance: $54 monthly

Capex: $54 monthly

Vacancy : 10% (just to be safe)

HOA: $12 monthly

Expenses total with Mortage should be $1,603

If I can rent this out for $1800 monthly that leaves almost $200 monthly positive cash flow.

But I am getting coc roi of around 3.63%

Does this mean this is not a good investment for me ? Even though I am cash flow positive is it bad roi Bc of the large about (60k) I have had to put down?

Appreciation I have calculated in at 1-2% annually

For LTR SFH is it better to advertise as furnished or unfurnished or does it really depend ? Thank you

I am looking at buying a first investment property. The condo (2 bed 1 bath) is part of a resort hotel on a Florida beach with built in return STR. I can also add my Airbnb Brno guests as well. Are there any negatives to being a part of this hotel? Hotel takes a 25% cut of all bookings and optional 12% cleaning fee.

Any advice would be appreciated. Thanks in advance

I am looking at purchasing first investment property on beach in Florida. 1 bed (200 k) vs 2 bed (400k) in current market. Is there advice on which one to choose since it’s a first. I would think starting smaller with 1 bed , but I believe cash flow may be higher with 2 bed but also higher risk/higher expenses . Thank you

I am looking at investment property for STR.

How am I able to figure out what loans (lowest possible $ amount down) I can qualify or before searching? Do I speak with mortgage lenders before and see what I qualify for before making offers? I don’t want my credit to be dinged everytime..

Let’s say I have 100K in long term capital gains from stock market that I have realized. Can I take this 100K of realized capital gains and use them for deposit in an investment property and avoid paying long term capital gains tax? (Eg. 1031?)

Are there any tax tips for this situation?
