I work both Florida and NC markets and I love talking to sellers. It is easier to do that in person in the NC market, finding a way through is the best part. I refer to it as the three legged stool theory, good for seller, buyer and myself.

Not really sure what you are asking here. If you do not want to assign the contract, put not assignable on the contract. If you do a double close, the seller will not know your fee. When you assign, you can ask title company to show seller a "seller side only HUD", that is another way to not show fees.

I applaud you for taking action, and at the same time this is why I recommend new folks entering this business should seek out and work with a mentor. I do not mean to single you out Taron, there are many folks on here that think they will be successful just simply from a website and reading a few books. This Business deserves respect. It is not get rich quick. It can be difficult even when you know what to do.I encourage folks to invest in themselves and take guidance from someone that knows the ropes.

@Kenneth Jones is right on. A great way to attract buyers and build that list. It's true, not all wholesalers are doing the right things, it's important to work with people that have integrity and are honest and transparent. South Florida is full of funny folks. Just ask questions, and do your research.

Ken & Stephen are right on. Nothing illegal about wholesaling in Florida.  Just conduct yourself with integrity and you are good.

You need assignment contract signed, and then pass along the purchase & assignment contract to your title company for closing.
