Finders Fee????

Hello BP! I found a deal with a nice profit margin. I have never wholesaled nor can I afford the project, let alone the EMD on this deal( 530k with ARV of 900k-1M. Built in 07). I have an associate in mind who is working with a "big money" guy who is the only person that comes to mind to pitch the deal to. How would I manage to draw a finders fee if they flip it? What contractual routes are available? Thank you for your time!

Hi Rich

In order to pull off a wholesale contract flip you will probably need a POF (Proof of Funds) to satisfy the seller that you are for real. The EMD is a second way to show the seller that you are going to make good on the deal.

All the best
