Looking for a mentor
Hello my name is Isaiah. I am motivated to get into wholesaling to support my family.
I am in the Palm Springs/Palm Desert, CA area. This week I am working on getting business cards and a letter head to market myself.
I have hopes to find someone that is willing to share their experiences and guide me.
I have been doing research and education myself but I am more of a face to face real life learning.
Any information and or advice is why I am always open to as well.

How much time are you spending on your business cards and letterhead? 5 hours, 10? I bet they will be great when you get them printed. Have you spent much time considering what type of entity, if any, you will be doing business in? How much? May I suggest that most of that is wasted time? You do not yet have a business, why do you need business cards, why do you need an entity? The only way you are going to get a property under contract is to speak with sellers. You could call them, you could mail to them, you could knock on their doors, but if you don't speak to them at some point you will not put a property under contract. Do whatever you can to get your phone ringing and answer it when it does.
Wholesaling is a difficult area of real estate. You must know how to put a property under contract at a price that will allow you to sell it at a compelling price to another investor. You must know your market well enough to evaluate the deal properly. You must be able to estimate rehab costs well enough to offer a deal to your end buyer so that will move quickly. If you are successful putting properties under contract at too high a price and offer that to real investors your e-mails will be sent straight to the spam box if you are lucky. If you are unlucky the experienced investors in the area will use your deals as jokes every time they see each other.
There are thousands of threads pertaining to wholesaling on BP. Read through many of them. Enough that you can tell who is offering good advice and who isn't. There are also courses available. If you are serious about learning a new vocation it may not be a terrible idea to invest in one, maybe more.
There is help available but you will have a better chance of getting it if you show you are serious and ask specific questions. Make an offer to assist someone with some of their tasks instead of just asking for help and you will stand well apart from the crowd. Best wishes.
