Post: How fast should units turn upon a tenant leaving?

A 3 month project is way too long. As the owner of a property management company, our goal is to have basic turns done in about a week. Ones that need rehab are about 2 weeks, sometime 3 depending on the project. A PM company should already have all the vendors in place for each of those tasks (carpet, paint, flooring, etc) and should be able to simply dispatch them out in the order needed. 

While 5 units may be a large portion of your property, it shouldn't be an overwhelming amount for an established company. Again, they should be doing turns and possible rehabs for all their other turns on a regular basis. 

I would be embarrassed if I had to tell an owner that their rehab/turns took more than a month to complete.

Have you taken a look at the zoning? Are there any restrictions on the type of property that can be built on the site?

The reason people with the financial means to pay cash choose to finance is mostly due to leveraging. If you have $150,000 sitting in the bank, and want to pay cash to purchase and flip a property, you are tying up a large chunk of your cash into that one project. If your typical flip costs about $50,000, then you would have at most 5 projects in the works. But if you only put $10,000 down and finance the remaining of each project, you will have the ability to have many more projects working - or you have the ability to leverage and invest your money in additional opportunities.

You may want to look into wholesaling some single family homes first and begin to work your way up. It will be difficult to acquire a multi-family property without any cash and without a history successful investing. Continue to explore the forums here on BP and I also suggest checking out the podcasts.

Best of luck. I hear stories everyday of investors who have had terrible property manager experiences. The bad ones give us good ones a bad reputation that is hard to overcome.

@Ayodeji Kuponiyi You may want to double check the Kansas Landlord / Tenant Laws before asking for a security deposit larger than one month's rent. There are other ways to get additional money up-front and the use of parent co-signers is always condemned for college town properties.
