The amount of money you make is effectively limitless. Look at people like Donald Trump. Real estate has so many aspects and business opportunities - way beyond just fixing and flipping. Real estate allows the creative use of resources and partnerships to create something. I got a business degree in college that was focused on real estate. We often discussed theory as to why people were interested in the business. Real estate is a limited resource - we can never have more or less real estate than what currently exists. Real estate is all about creating value - there is something rewarding and exciting about taking something, using your resources and network to make it worth more. Also, real estate, while very numbers based, is truly a people business. As humans, we love to interact with each other and love to help each other solve problems and meet our needs. Real estate is fun. For me, there is nothing else that gets me as excited. Do something you love and it won't feel like work.

@Chris Scarcello, welcome to BiggerPockets! I have been a member for several years and have been mostly a lurker checking out forums and listening to the podcasts. I am to the point now where I am ready to seriously grow my property management business. I serve at the Vice-Chairperson for the Property Management Advisory Board for the Kansas City Regional Association of Realtors. 

The best place to start would be our local REI - which is http://www.marei.org/ - you can join inexpensively (even have a monthly payment option), get access to their resources and got to meeting to network and find a mentor.

A simple website is beneficial - but don't spend too much time focusing on that right now. Go to Wix.com or something similar a spend a little time throwing together the basic info and contact information. People will use your website to verify you validity as a business, but likely will hear about you from other marketing activities. Get the site up quickly, then focus on building your business.

Sounds like a great meeting for REI. We should have a similar meeting in Kansas City. It is always good to find an attorney who knows your business and is familiar with real estate investing and the legalities that come with it. Out of curiosity, where in Kansas is the property? I wouldn't worry too much about the lender calling the loan due. I'm sure they lender will be glad to have the loan performing again. If it is a local bank/lender, you might consider trying to reach out to them and just explain the deal so they are aware of what is going on - they will likely be on board with it if they will be getting all the arrears in lump sum.

The Jackson County GIS does not have land and improvements separated. But if the property is a KCMO property, check out the city's parcel viewer - they break down the two values.

@Aristotle Kumpis I'm not interested in purchasing, but I would like to maybe connect with your builder. I've got some platted land in our family in Shawnee, Kansas (suburb of KC) that would be great to build duplexes/triplexes on. Lot next to us has put several in. I'm a real estate agent and own a property management company in the area. Would be very interested to see if there is anyway to work with a builder to generate some income with the land.
