Miguel, I used Realeflow.com. I had a free trial and used the data from some of the reports I ran from there. I'm not sure where they get their data.

I am not familiar with your specific area, but some of the best contractors I have worked with I have found on Thumbtack.com and HomeAdvisor.com. If you don't find any local recommendation here on BP, you might check those site out.

If there are no local REI, you may also check with a local realtor. The real estate boards often have their own lease agreement templates available to real estate agents.

If the twin home that you are referring to are a duplex / townhouse type of set up, you will likely have to do 2 loans, 2 down payments etc. Unless you can find a commercial lender that will qualify you to purchase them with a portfolio loan, then they will need to be acquired individually. The properties are titled/deeded separately and will need to purchase as such. You may search your area for portfolio lenders and see if that would be a feasible option for you.

Kansas City is great for cash flowing. Rents are increasing as the city is growing and gaining recognition. You may reach out to @Chris Dawson on here, he might has some cash-flow ready properties in his listing inventory.

I'm a little late to the party as well, but keep me updated with any events as well. I've been in the real estate industry for a long time and have recently started my own property management company. Would love to learn more about investing as well as meet other investors in the area.
