College town investors - how do you cover excessive damages?

Hello BP, I'm soon to close on a single family house thanks to my mentor. For my next step I've been thinking about house hacking a 4-plex during college, which I'll be entering this fall. My main concern is excessive damages from college students. How have you gone about dealing with this? Do you write an agreement in the lease? Also any other important information regarding college town investing would be helpful! Thanks!

@Bill Syrios rents to college kids. I'm not sure how often he's on BiggerPockets, so I'm going to tag his son, @Andrew Syrios too. He's got experience there and can probably give some advice.

Bill was featured on Episode 140 of the BiggerPockets Podcast. Andrew and his brother Phillip were featured on Episode 121 of the BiggerPockets Podcast.

They are both really great shows.
