If it’s a deal… and i mean a deal… then you will find the money. Go to as many meetups as you can and present your deal. Make a presentation with your numbers, data to back up those numbers, and what your projections are and present this to the wealthiest people you know. Compare it to the stock market as they are probable heavily invested. Now go get your deal!

If you have a good place, provide value, and are confident in what the market rents are, tell them what your plan is to raise rents and if they push back… getttem outtta there! Business is business.

Is your security deposit more than 110$? If yes then they will have no issue paying the App fee if they are serious.

Get it in writing that the tenant is going to purchase the appliance with no expectation nor guarantee of reimbursement. I do not foresee you having an issue with this but the above should cover your a**.
