Depends on your market… However assuming the plumbing is in place I would put one in.

3.5% down FHA for your HH. I would not worry too much about "due on sale jail" as long as your making your payments on time. Although it is a risk.

Have her do a video walkthrough. That will give you a better idea of what needs to be done. When you are in escrow make sure you get it inspected… And make sure you read and understand the report.

As it relates to the PM fee, the calc is assuming you are not self managing. I cannot stress this enough… Manage your property yourself. Once you have the systems down you’ll find yourself spending less than an hour a week managing the property. Your question on if it’s a good deal or not is totally dependent on you. Does a 17 cap suffice? If yes then this is a great deal. Do you only want a 20 cap or higher? Then this might not be the deal for you.

Yes… If buy “COMP” you mean completely unrelated. A SF will always differ from a SMF. Ideally you would find a 2/2 within .25 miles from the subject. However if you cannot keep expanding. An appraiser will not use the duplex. Think like an appraiser… Be one with the appraisal.
