No but yes. It will not improve your chances, but living in the house will give you the ability to use different loan products.

Umm 18 units and only $1,500 in cashflow…I cannot compute.

When her lease ends lay it out for her… If she cannot afford the increased rent then she should no longer be living in the unit. It is not impossible to find great tenants especially if you are an above avg landlord. This is a business not a charity.

Figure out what your goals are with REI. Find someone who is farther along than you who shares similar goals. Find out what they need. Learn it and become IRREPLACEABLE.

I don’t think you have shared any evidence to support your claim that they have “crooks on the inside”.

Do not look at Brandon's "metrics" to determine what a good deal is for you. Brandon's (10% ROI) minimum works for him but that doesn't mean that's what you should shoot for. Would you be happy making $200/month in profit after ALL expenses and partners are paid? If yes, then go for the deal!

You have to remember Brandon has been in the game for years and has developed systems, processes and team members to help him hit those numbers consistently.
