I have no recommendations, although I am aware that there are many out there. I don't know your background, but I'd recommend becoming proficient in cold calling yourself. I presume this would make the investment much more worthwhile.

Hey @Cole Brown,

Depending on how much capital you have saved you have a few options:

1. Partner Up

- Find a partner that can qualify for traditional financing. You bring the DP, they bring the ability to qualify, together you find a deal, and BOOM your back in the game! No need to wait 2 years, that is a limiting belief.

2. Buy All Cash

- Although you will find many investors on here in opposition to not using OPM(Me included), it may be one of your only options. You have to define your goals. If you want an expansive portfolio where you are highly leveraged and in return experience high cash flow, cash might not be your best option. However, if you are content with a small portfolio where you will still have decent cash flow, have a much "safer" investment, and generally have less stress, cash is your best friend.

3. Loan Private Money

-If you are leaning more towards the idea of saving up and waiting till that 2-year window is closed, becoming a private money lender will give you the knowledge and a substantial return on your investment for when that time comes. 

All in all, I recommend being creative and getting in now rather than later, your interests might shift or you might have a significant event in your life that inhibits your ability to invest in real estate.

I'm thinking of buying a duplex and intend on renting out each room individually. I have searched through the city forums and have talked to the city hall officials; I'm finding it difficult to obtain an answer. I'd like to know how many rooms I am legally allowed to rent out without the requirement of a rooming license. I will follow up with the city hall tomorrow and will keep searching online, just thought I'd ask BP too.

I understand the fact that I plan on BRRRR'ing 3-4 properties a year seems far fetched, especially since I haven't done 1.

I would prefer a lighter rehab to start, however it’s seems the better deals are found in the properties that need a significant rehab.

Thanks for the input on using a skilled handyman as apposed to a GC. This would be a good route to go for a more cosmetic rehab, but in my inexperienced opinion, if I go down the route of a significant rehab you will get what you pay for with a skilled handyman.

That’s exactly what I was looking for! I should of asked this in my question, but I didn’t know at what point in the process to find a GC. Thank you for clarifying that once I purchase the property, it is then that I should look for a GC.

I'm starting my search for a SFH in the Ohio City/ Tremont area. I'm looking for properties that are in need a significant rehab. I'm in search of a reputable investor-friendly GC. If the rehab is done on time and in budget I would have no problem using him for all of my projects in the future. I plan on BRRRR'ing 3-4 properties per year and would gladly give him/her all of the business. If anyone could recommend such GC I would be very appreciative.

Hey BP community I'm an 18-year-old senior out of Cleveland Ohio. I'm a new investor and I'm looking to acquire a job within the RE industry to learn my current market and to gain some valuable skills along the way. This will also help me when it comes time to obtain a conventional loan(if that's the route I want to take) where Ill be asked for proof of income and I will need the funds for a down payment. My question is, should I go after a job in the industry? Is it worth it? If so, what kind of job would be most beneficial?

Hey guys

A little bit about me...

My name is Chase Lowry I am 18 years old out of Cleveland Ohio. I started my entrepreneurial journey in 2018 when I created my first Shopify dropshipping store. I was very unsuccessful with that first store and created a new one in 2019. My new store performed better as I had learned from my past mistakes and had reached out to a mentor where I was working for him for free in exchange for his knowledge. I created another store in 2020 along with my previous store and ran those up until February of 2021. I had seen some success and had just hit my first $1,000 profit month. However, I fell out of love with the business and could not see myself continuing and achieving my goals that route. my father is an entrepreneur himself and owns multiple businesses so I would often go to him for counsel. I talked to him about my lack of love for the business and business model as I wasn't providing the value I wanted to my customers. I would often sell cheap products from China that could take over a month to be delivered to my customers. I would respond and read the complaints on my ads and email and I knew that I had to change course. My father brought up the idea of real estate investing and showed me the bigger pockets real estate podcast. I fell in love with the business and could see myself being a successful investor. I have now started saving up my money for a down payment on a future property and would love to expand my knowledge of the industry and ask questions to experienced investors in the Cleveland area. 

So...If you are a real estate investor in the Cleveland area I would love to hop on a call or message thread to pick your brain about the industry or market. I know all of you are busy making deals and getting that male box money so any time you have would be much appreciated!
