Depends, how will the property be managed? If professionally managed who will manage the manager? You have to know these answers before you can determine a "fair" split.

You will have to get a commercial loan as it is considered a "business". I would take the property out of the LLC as you will get more favorable terms IMO.

If you plan on financing your next property using an FHA loan then yes. You can only have 1 FHA loan at a time. Refinancing will also knock off the PMI.

However, you can rent out a property with an FHA loan on it as long as you have lived in the property for longer than 12 months which you stated you have.

It depends on your goals... However, I would not pay down the amount that you owe! I would do a cashout refi on your existing property and use that and your existing 50k to invest.

Wouldn’t worry too much. Insurance will cover it although it is still a headache. If you are really worried you can have someone come out and inspect the trees and if deemed unsafe have them removed.

Create it before or after, then transfer the property into the LLC.
