Bring in licensed contractors to provide estimates to repair the damage caused by the vandalism, may not help if they want to be sticky about it but it couldn't hurt.

@Christian Lincoln You did say that you could get it down a couple hundred with a refi, that would help, but could you also get your ex out at the same time? If you could, then rent increases should have you "Back in Black" soon with some equity intact hopefully.

Did you have an agency agreement with the agent? That should spell out any fees.

I know a lady here in El Paso that does that. She has a maid come in to take care of common areas and puts that into fees split among the roomers.
