@Wayne Brooks @Josh James I have not found a public record of a transfer to anyone other than the one in 1993 to the current listed owner. Maybe I could try for an Adverse Possession, only another 20 year commitment lol. I don't think I could wipe out a tax lien that way though, taking it from the county is probably not doable through A.P.

It may be that the property has been foreclosed but the minimum bid was so high that no-one would take it. Looks like I need more research. Another search shows that taxes may be due since 1993! that would be closer to $16,000 base taxes. Also found a lawsuit over a possible inheritance issue, could be Veerrryy interesting.

I noticed an empty house while driving around. Checked county website, $27,000 in back taxes/fees. Does anyone think it would be possible to make a lowball offer to the tax office to clear up tax lien with the agreement that I will be remodeling with the idea of having it habitable in a few months?

I would need the taxable value lowered quite a bit until I had it repaired and could agree to a reappraisal in a couple of years, or upon sale to a final purchaser.

The actual back taxes without fees/interest is around $5,000-$8,000, ARV would be about $50,000. This is El Paso county, Texas. It looks like about $20,000 needed in total repairs (roof, drywall, plumbing, some exterior).

Any ideas on how best to present my offer?

This house has been empty for approximately 12 years if the tax info is correct, last payment in 2001.

I doubt that would stop anyone. I have never stolen copper but a good fire in a trashcan will burn off paint pretty quickly. We did that when we were recycling.

Just a quick ebay search for GSM alarm systems has some as low as $60. Of course you would still need to get a service provider but there are several cheap monthly ones out there.

Sounds like you're pretty on top of it. Sorry for your loss.

I have been considering a cell based alarm system for when one of my properties is empty. They are pretty easy to set up and relocate, but since you are a remote investor you would have to arrange that with your property manager.

I've been trying to motivate some of my friends and family into getting into real estate with little success. Maybe I should throw some of that "Fear Factor" into my speeches. Then maybe I need to get some marketing experts to sell my program...

What makes me call someone a "Guru" is the upsell to the "next level". If one of these guys offered; the wholesale course, the tax lein course, etc. all at reasonable prices with no upsells, then they may have better reputations like

@Ben Leybovich has.

I started the same way you did, congratulations on getting started. I am a sole owner business, but would highly recommend the "consult a lawyer, tax adviser" option soon.
