$7000 does sound outrageous, could be a typo somewhere, contact your local agent for another quote.

I was thinking something like: homeowners who would rather purchase a replacement home than wait for a rebuild, and would like a down-payment for it. They may have been considering a trade-up anyway and this could be a golden opportunity for both of you. Make sure you will be getting clear title and hopefully the insurance money (Read: consult a lawyer).

I do not accept email replies from CL. I always ask for text and put my number in something like: 9 one 5- 5 five 5- one 2 1 two. That seems to stop the spammers.

A friend of mine in Mississippi only has section 8 rentals. They are all either employed, aged or disabled. Yes, she has had an occasional problem tenant but has had far fewer issues than I have had with my non-section 8 tenants.

If you are paying utilities I recommend replacing older lightbulbs with LEDs in areas where the light is on a lot (porch lights, security lights, common areas). They have come down to about $10-12 at Lowes for 40W equivilent but use only 6-7W. Saves a ton of money. I even replaced Chandelier lights with 2W accent lights, they look great and actually put out a lot of light.

Ok, is it Mike LaCava? I'm sorry but I get all these real estate Gurus mixed up. I found several mentions for House Flipping School but that was the top one. He is a member here with two blog posts, that is about all I can offer you.

Pretty much agree with @Michael Seeker with one addition, have at least one utility in your name alone. I live in my rental, I do have my area closed off from the rest but I share kitchen, bath, etc.
