I started in Single family and just have never found a good reason to go multi. I like my singles. A little space between neighbors makes my life easier.

The zestimates on all of my properties are all high by $10k or more, even on a home I bought for $18k. West Texas and South New Mexico. I edit them as owner to make them more reasonable.

I have been paying down my Hard Money Loans and making minimum payments on conventional loans.

I figure the hard money guy is more likely to keep loaning to me during a downturn than a conventional bank will.

There will always be poor people to whom $100/m is a lot. And $1800+ for two bedrooms is a big jump from $825 for two bedrooms. It wouldn't worry me if those are the numbers.

 I have messed up many times in my DIY renovations but there's nothing like the satisfaction you get from knowing that YOU did it!

Enjoy it while you can. I will have to start turning over some of the harder work to younger people after this second heart attack.
