Rooming/Multi-Use Housing?

Does anyone have experience and/or a system in place for Rooming/Multi-Use Housing? It seems like a way to drastically increase rental income and not much extra work if done correctly. Im just wondering who's done it "correctly" so I can pick their brain.

You need to look at permissible use in the zoning and any impacts you'd have under a change of use under the building code (sprinklers, additional exits).

You can probably get away without all that until a neighbor gets upset about noise/parking issue or there's a fire and you discover your policy won't cover you.
