I don't know the exact address, but knowing the neighborhood pretty well I wouldn't do it, the numbers doesn't add up, I can hardly believe you can sell it for more than 2mil. But if you make your calculations, and you have a "trusted" broker that supports the price you're planning to sell it for, than go ahead.

The best way for you to know the market would be driving around, talking to neighbors, calling every property that has a for sale sign, till you get a feel for it. 

Renovations in Brooklyn usually a gut renovation ranges between 150-180 per square foot, for high end renovations it's usually in the 185-200 range per sqft.
