Disclosure: I haven't done a deal with owner financing yet. But I think it would really depend on what the owner is looking for, 20-30% is a decent down payment but if he's looking to retire then probably you can work it out with a lot less. My advice would be ask the seller what his plans are, and what he was planning to do with the money, and work it out from there.

It's also worth mentioning to him the tax savings from capital gains.
