@Matt C. I am going to start video recording all the steps I take in wholesaling so I can go back over and see the step by step process to get better. Will it be a waste of time, depends what your definition of wasting time is. I will probably do it to see what I can improve on as well. Good luck!

@Ryan Young thats great advice Ryan thank you so much I appreciate it. I am starting to go to REIA meetings tonight actually. I am a business man and am use to cultivating relationships with people for different reasons, at the first meeting should I stick my neck out there and start asking who the cash buyers are? Or should I get to know the people a little better before I start talking business? Thanks so much for the useful info Ryan I apprciate it. @Chris Piper I wish you were in my area so I could buy you a coffee or something you have been really helping me out and it means the world to me. @Eion Snell Hey Eion I defiantly agree its like comparing baseball and football, there is running, jumping, and hand eye coordination in both, but the rules are completely different you can be great at one and awful at the other. Thanks for your time Eion. @Roger Lin Hey Roger I am currently enrolled in a course to receive my real estate license, and I am looking into the CCIM courses since every person I spoke to has pretty much said its a good investment. I think I may try to find some work at a commercial broker to get my feet wet. Hey guys,

I have been posting quite a few things over the past day or two and have received some great information. I am new to real estate investing but my end goal is to be doing deals strictly in commercial. I am wondering what is the best way to approach this. I am getting some experience by doing wholesaling but I know residential and commercial are two different beasts. Would it be in my best interest to take some CCIM courses? Find a mentor in Commercial? When would be the appropriate time to make the switch? Any info would help thanks so much guys.

@Chris Piper again Chris thank you so much for the valuable information. I will deffintly keep that system in mind. I am just starting out now, but will be implementing a system very soon for getting cash buyers and I will definklty look into it. Thanks again for the great info Chris!

That does make a lot of sense, I have spoken to a few cash buyers who said exactly what you said, "just bring me the deals and I will let you know" OK so let the networking begin! Hey guys, I currently just moved to Bayside Queens NY. For those not familiar with the area, Queens is one of the most diverse boroughs in the world. Which presents a lot of opportunity, but with opportunity comes competition. I am not afraid of competition, but I am afraid of picking an area that would be a waste of time. I know that any time you are learning you are not wasting time, but my real question is, are there any indicators (Job growth, population increases or decreases, properties sold in the past year) that could help me with choosing an area to work in. I know a lot of people say to choose your own backyard which is what I would like to do. Any input would be of great help, thanks guys!

@Fred Ramos Hey Fred I will get back to you on the name of the skip tracer that we used. We use to bring in 100's of cars a month so Im sure they were using one of the top services out there.

@Fred Ramos I am new to real estate but I use to work in collections (repo man). We used skip tracers for everything, you can not hide a house the same way you can hide a car. But people hide the same way regardless (even if they don't know they are hiding) Anyway, the skip tracer would track down all the info on the person, some times family names and addresses. If they used there car or any other asset to borrow against, usually usfeufl information would come from that as well. I am surprised how much sometimes these two worlds cross. Hopefully there was something useful in there.

@Chris Piper Hey Chris I was just wondering if you could give me some advice, I know a lot of people say if you have an amazing deal you wont have a problem finding qualified cash buyers. I am just starting out and I keep getting contradicting information on weather you should find deals first or build a cash buyers list?
