Hello,

I come across many subject 2 deal. The thing is that some of the deals need some repairs before its rent ready, although the properties create a lot of cash flow. My question is, how would you structure this deal:

Buying property subject 2 for $3,000, property needs $12,000 in repairs. Arv is 115k, with $75,000 left on mortgage. Mortgage is $780/month piti but the area rents out at $1,350. How would you set this up for a private money lender to loan the $15k to set this deal up?

Any help is greatly appreciated.

This is the second title company that I have done this with actually. If you just call the title company and ask, "What happens if seller/buyer can't make it to closing" They'll tell you the process that I just mentioned. You have it correct, they overnight all forms that need to be notarized and buyer needs to wire money.
