Houston is a great market!

Remember Jeff you don't have to have a physical closing. I'm in the Houston area and just wholesaled a property in Dallas. My buyer was in Dallas and seller lived in League City. I never seen either of them. My title company Homeland overnighted the paperwork that needed to be notarized. Everyone wins!

I have a client that is willing to allow me to owner finance his property. What I would like to know is can I then owner finance it out to someone else and collect the difference on my terms? I want to know how to set up an owner finance deal without having to just assign it.

Seller will sell to me with 4k down and $400/month. I know I can sell for 10k and 800 month. How do you work this deal? Thanks

I'm a wholesaler in Houston and it's been hard to get those great 70% - repair deals.If you're looking for them good luck, but most wholesalers have "regulars" that they know will be buy them with one call. I've been flipping about 2-4 properties a month and they are usually wholesaling a "subject to" deal to landlord or wholesaling a property at almost retail to someone who usually doesn't mind putting a little work into it. My deals have gone to more Hispanic retail buyers then investors, which works for me.

That's a great question, it is very competitive but you can't set your mind on others and what they are doing. They are plenty of investors that are successful here you just have to network and put in the work. Yes it is hard to find great deals but very possible. Let me know if you have any questions about the market.

Great response @William Kyle Walker !

I would create a steady marketing campaign with a fraction of the the $20k in order to create more money and more potential deals. Wholesaling gets you a lot of experience in the business as well as the opportunity to find some deals that you may want to keep for yourself.
