Structuring this private money deal???
Hello,
I come across many subject 2 deal. The thing is that some of the deals need some repairs before its rent ready, although the properties create a lot of cash flow. My question is, how would you structure this deal:
Buying property subject 2 for $3,000, property needs $12,000 in repairs. Arv is 115k, with $75,000 left on mortgage. Mortgage is $780/month piti but the area rents out at $1,350. How would you set this up for a private money lender to loan the $15k to set this deal up?
Any help is greatly appreciated.
