One idea would be to have an honest conversation with your agent. Something we have done in the past is as the agent, when we have a listing not selling and there is no good reason for it, we refer the listing to another brokerage. This way your current agent still gets paid but a new listing is sometimes all it takes.

I would strongly suggest a matterport tour, a Zillow walk through tour and all the new marketing material you can get. Make it look fresh and like a brand new listing.

First before you join any brokerage I would recommend interviewing with at least 3 but ideally as many as you can. Every brokerage is structured differently. Ask about education, desk time, floor time, fees to hang your license, what they offer you. Keep in mind that a lot of brokerages you are a body to fill the seat and bring in income kinda like and MLM. I don't mean to put down any brokerage - some people thrive in an MLM brokerage but be sure it fits what you are looking for. Ask as many questions as you can and really go with your gut.

I would add anything by Gary Vee to this - most of what I have read from him is about mindset and not being lazy. Another one I read was No Excuses - great book in my honest opinion.

Typically the listing broker opens escrow and all parties involved are included on the email to open it...at least that's how it is done here.

Guess it depends on what is worth to you. Unfortunately because the courts aren't hearing these cases a lot of tenants aren't going to budge because no matter how much you offer them living rent free is still more appealing to them. 

Are they just not paying or are there other reasons?

This depends where you are - but usually new appliances are appealing to a buyer. I know they are with most of our clients.

I think that your tenant being upfront with you about their intent is amazing and way better than them breaking their lease. In 6 months it will be summer and that's usually an easier time (here anyways) to find a new tenant.
