Not direct mail, but I personally love Canva - they have templates but also you can join their Facebook real estate group and get great ideas. Super user friendly and very good quality post cards. I use them for 6 different post cards I send out weekly to different prospects and 3 different flyers. I prefer them because it is a social media tool as well so I can easily post to all my platforms and design everything I need for marketing in one place. It also allows you to share your designs with others so you can customize other peoples designs to be your own.

Are you earning more this year? My concern would be that with that income and with the cost you are looking to spend on a home there is a significant difference. Also, do you have a significant amount to put as a down payment?

So many forget to stop and set goals. We strive to set goals that push us each and every year. We are on track to accomplish most of our goals for 2021!

Check into fair housing - it's my understanding that you have to screen every applicant in the same manner. So if you do background checks on one you must do it on all.

In my opinion it is always best to disturb your tenants as little as possible. Especially while they are unpacking.

@Todd Kozak in Oregon you post the notice with a date and time that you will be entering to the front door. Take a photo of it. Check in your state how you are required to give notice.

I would post notice to enter rather than just stopping by. If she gets the notice and calls you to say no you can discuss. If she doesn't say no then you can go to the property with the notice and have legal documentation that it was posted and that you informed her that you were coming.

Age has nothing to do with anything. Although there are always times someone won't trust you because of your age, gender, etc. Humans are humans after all - we have had clients refuse to work with me because I am a woman. We fire 'em I am the owner of our company and will only work with clients that respect that.
