I would suggest a phone call to get on the same page. A lot of times throughout my career as a broker and throughout many roles in real estate prior to becoming licensed there were situations where I personally thought I was doing everything a client wanted me to do but they were unhappy. Once they pointed out what they were expecting things were easily fixed and everyone was happy. As a broker we deal with a lot of different personalities, unless we know you want a lot of communication, or very little as some want it's a balancing act. A conversation never hurts though. You might be surprised by the results. 

Great question!

1. How many properties do you manage?

2. How many employees do you have to help manage them?

3. Do you do annual inspections of the properties? If so is there an additional charge for this?

4. What are your fees? Not just the monthly management but any additional fees they may charge.

5. How long have you been in property management?

6. Do you run all applicants by me prior to renting?

No - you do not have to have it under contract. I would recommend setting an appointment and just let them know you want your contractor to look at it. The seller will actually feel like you are more serious as you are taking steps ahead of time to be prepared and cut down on time between acceptance and closing doing it ahead of time.

Not sure about where you are but locally we have a Facebook group for brokers only - I have been having a lot of success reaching out on there looking for investments prior to them hitting the market. If you are working with an agent reach out to them for ideas on how to find some more off market properties.

There is no rule on commissions for brokers - our commissions cover our liability for writing contracts, our time, our materials and what not. Personally if I brought a deal that was off market I wouldn't expect a full 6% as the 6% for a listing broker also covers that buyer's broker's commission. I would think that if you are being represented by a broker and they are using their expertise to negotiate and help you step by step that whatever compensation you guys agree to would be worth it to you.

We also use KVCore and our brokers for the most part enjoy it. I don't really use the CRM but I do love the marketing tools it provides.

If you go to your profile at the top there is a followers and followed if you click on follow you can see the people you have followed. 

Best thing I can say is research where you want to invest and then do a bunch of research and have your formulas ready and move quickly when you find something. 

@Drew Sing Redmond and Prineville seem to be where most are relocating from Bend.
